Director of Resort Maintenance
Reports to Vice President and General Manager
Supervises Engineering, Maintenance Services, Golf Course Operations, HVAC, Plumbing, Electric, Construction, Grounds, Capital Projects, day to day maintenance tasks and all teams and team members associated

Summary:
Identifies requirements and ensures appropriate action is taken to meet the maintenance needs, including capital projects, of the various buildings, facilities, and grounds of the resort and the 110 acres of grounds including English Village shops, Convention Center, Resort, Golf Course, Executive offices, docks, Restaurants, Night/Day club, 3 swimming pools, and more through a prioritized plan of work, which allows for quick response to critical needs.
Performance and Responsibilities
- Identifies current and future maintenance requirements by coordinating with General Manager, Department Directors, and managers as necessary to understand maintenance requirements.
- Identifies requirements for an annual maintenance budget, preparing recommendations for capital and renovation expenditures, scheduling expenditures, coordinating projects with the accounting, analyzing variance, initiating corrective action, and anticipating long-term issues.
- Ensures proper environment and continuous improvement for the educational process by determining work priorities, by scheduling repairs, maintenance, and installation of machines, tools, equipment, and systems. The priority of work is based on facility needs, the age of facilities and components, and the order in which work requests are received.
- Supports development and improvements by reviewing new products, equipment, systems, and by discussing equipment and systems needs and modifications with engineers and vendors, coordinating activities of technicians, workers, and contractors fabricating or modifying structures, equipment, or systems.
- Provides water, heat, electric distribution, gas, sewage removal, and conditioned air directing installation or modifications to and maintenance on utility systems building components.
- Designs, implements and modifies preventive maintenance programs by reviewing maintenance requests, reviewing quality control, and inspecting operating machinery, equipment, and systems to meet operational standards.
- Directs maintenance operations by identifying requirements, forecasting resources, providing oversight for minor construction projects, capital improvement projects, and daily repair tasks. Assure timely completion of all tasks by providing direction to proper team members and staff.
- Protect staff and visitors by maintaining a safe environment.
- Prepares and approves specifications for the contracted purchase of replacement parts and new equipment and systems for all areas of the resort.
- Maintains maintenance staff job results by coaching, counseling, and disciplining employees and by planning, monitoring, and appraising job results. Assures the training, annual evaluation, and discipline of all maintenance employees.
- Oversees capital improvement and renovation projects; reviews project specifications; analyzes design and performance standards; ensures goals are met by performing preliminary and final “punch lists” for construction projects.
- Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies where available.
- Maintains regular attendance.

- The required knowledge to ensure jobs and projects are planned property and executed correctly.
Education Requirements
Bachelor’s Degree or 10 years minimum experience, or combination of experience and certifications
A valid drivers license is also required
